I have limited knowledge of Sub To deals, despite Pace Morby's excellent efforts to make Sub To well know (Sorry, Pace, it's me, not you!) 

It was just a signed paper about the holding deposit, that if the tenant doesn't move in by the date it's forfeited and if for any reason the landlord decides not to rent then the landlord has to give back the holding deposit.

Neg paper losses will save you taxes.

I just assumed that would always be the way such a deal was papered.  

Basically, paper assets are the most risky during this time.

The bigger wholesalers you see now are all getting or gotten licensed . how exactly they are doing their deals and paper work I am not sure I dont buy from them.

Guest runs out of coffee, runs out of toilet paper, needs more towels, etc, we can usually get them any of these things in under an hour with the delivery service, and for much cheaper than the typical service call to try and have your cleaner stop by.

They paper push the file into processing to then find out they submitted wrong or it does not fit under a certain program.

Even though they make less on paper. 

It may lead people to wonder ‘if the seller left some of the old plumbing fixtures and towel bars, etc, where else were corners cut’.The kitchen appears rather small and even an island on wheels would add more counter space.As mentioned previously, curb appeal and staging would absolutely make a difference here.Good luck with your sale!
