For us, we only buy a certain type of single-family home rental in DFW, so a very specific gut renovation package, and only in certain areas that have been heavily researched and we also bring a renovation/prop mgmt competitive advantage.

There's certainly quite a few of us around but things have been kinda slow since the interest rates jumped up and BP is doing a revamp of their website and overhauling the different premium tier packages and I've noticed its been messing with notifications and keywords and such so some people are just missing posts they would normally see. 

I know that I can write my travel, supplies, and food expenses off of my taxes while on that trip.

The pests are likely caused by something the tenant is doing (not storing food properly, keeping the place clean, etc). 

I love to travel and explore food places.

Is there a way to pass along the cost to tenants who have chronic problems with causing smoke by burning their food etc.?

The only reasoning behind thinking turnkey as a strategy because I thought I would get this readymade package where I get to do minimal work being an out of state investor.

I live outside the USA so that my money stretches further, I have better food, better lifestyle and I am out of the rat race in the USA.

If the plumbing and fixtures are what they should be, I've found that 100% recycled TP such as Seventh Generation or Whole Foods brand flushes much more easily than the regular brands.

The business and real estate value are packaged in the deal, and the crux is that the current owner is the operator who has mismanaged, and is looking to retire.
