I think I have a pretty good grasp of the basics involved and we are looking to use a 3rd party loan servicing outfit to keep things simple for ourselves.Any general suggestions/advice as to what to be on the lookout for?

@Paul BenjaminWelcome, Nice to see more NY folks on the forum.As an NY resident, I can say that you're going to have a hard time finding Turnkey outfits in any of the listed states.

Texas has some outfits that offer excellent mentoring.

Right now I have a an independent broker looking for me to join his outfit.

In that 12 years, I've seen a lot of "training" outfits come and go...including those under Kiyosaki's masthead.
