Petersburg for over 30 years, I can attest that the last two big hurricanes caused significant damage, but they were the first in a long time.Condos and townhomes tend to perform well, especially if they're located on the Intracoastal Waterway or within 3-5 miles of the beaches.

I see no impact at all, if the above are all performed in concert.Just like REI. 

That is if purchasing EXISTING performing investment real estate AND have very good clarity of every facet of the transaction ESPECIALLY reasoning for seller selling, AND you have decent market intelligence. 

They help prevent after-sale tenant disputes or surprises about matters that originated with the former owner.

I'm originally from Florida and jumped into real estate after burning all the boats. 

Since the original mortgage stays in place, you only need to ensure the reinvestment equals or exceeds the proceeds.

That would have been known up front if that was the original loan product being used.  

Say my original loan was $500K, my cost basis with improvements is $1M and I cash out refinance with a $1M loan (can I include the interest of the new loan into cost basis since it’s reimbursing me my cost basis)?
