I was reading a little bit about shopping for loans, and I was wondering if anyone had any tips on looking for lenders who can lend you the loan that you want, on your terms, without having to actually apply for a loan for a pre-approval letter and receiving a hard-inquiry on your credit report.

This means even someone facing loan delinquency unintentionally can easily sell or refinance rather than being foreclosed on. Look

If they aren't doing a good job, then it is time to move on. Look

Next appraiser is scheduled and actually calls me personally two days before he plans on looking at the property about making sure someone is on site.  

But the frequency of the problems keeps growing and growing.The owner holds on and holds on, looking for the absolute best market so he can unload what he has realized is not the best of investments for an absentee landlord.

I was planning on looking at the home with my GC and realtor and then giving an offer after i knew what arv and hard money costs are.
