Its money well spent land development is high risk high reward.. depending on Jurisdiction. 

My advice would be to partner with someone who has additional funds so you can buy something that is of quality. $8k won't get you anything in a class B or A market with 20% down or even 10% down. keep going though!

The last one on this offering was in 1/19/22.Thus this begs the question, should they have been raising money in 2023 without a qualified offering?

Variable income is SUPER hard since covid and no real way around that beyond showing an offer letter that states you get a minimum guaranteed hours, and you may need a payroll log to prove you never went below that number. 

I had another person speak highly of New Western.

I agree that the full 25% deposits were high for new build rather than EMD.

From the information you offered, I researched The Land Method and can clearly see why Jonathan is the way to go.

The quality of answers to your are directly correlated to the quality of your questions asked.  

Crime and drugs still an issue, but getting quality tenants has not been a challenge... so far so good.
