So build a small but very loyal team and reward them. it may necessitate some risk capital on your side.

I would avoid the hard money (unless you have a great deal that necessitates it), and talk with a mortgage broker to figure out what you can qualify for.I'd definitely recommend talking with a mortgage broker before you spend a bunch of time looking for deals, because you need to know what you can qualify for first, and then you can look for deals within your price range.

Deal size necessitate that general partners source down payment and renovations costs working with limited partners (investors) to help fund the opportunity. 

We realize that being geographically displaced from a rental property necessitates a property management company.

If I were them I would keep an eye out to find another property to rent as the home might be sold at any moment necessitating a move.
