I’ve not used them (Stessa is working for me) but I’ve read positive things from others using those as a DIY book keeping solution.

A fresh coat of paint in a modern neutral color and updated lighting can really elevate those spaces.Adding a deck or patio can be a great way to increase usable living space and boost value.

As long as you have the self discipline to not raid that reserve for fun and pleasure, go for it.If someone has trouble managing their money, then a HELOC is not the solution.

Be ware of the ones that get compensated on the back end by trying to refer you to replacement property solutions that compensate them.  

I built my first modern 7 years ago and like you agree that some (not all) moderns will age out.

If it was mine, I'd fix those bathrooms up with real tubs and tile and different vanity tops and change out the kitchen laminate with something modern and I definitely wouldn't supply appliances.Would it work...
