Nearby new build 3/2 SFRs start in the mid-200's, and there's a lot under construction.

I use one unit as my primary residence and have been using the other unit as a mid-term rental (~1-3 month stays) to cover the majority of my mortgage.

You could lease part for food service or coffee shop and some retail space, a small health club, massage. 

I'm finally ready to take the plunge into real estate investing and am super interested in the potential of short-term and mid-term rentals.I'm drawn to the idea of creating passie income .Right now, I'm trying to narrow down my market ( North carolina and Texas)and learn the ins and outs of STR property analysis.

After moving out, I will rent both floors out on a mid term basis.Given that these units will eventually be MTR, how should the upstairs and downstairs be designed?
