I’m naturally inclined toward this area because it’s within driving distance of major west Coast cities (L.A., San Diego, and others)—making it feel like a “natural” choice for a regional traveller wanting to get away for a short weekend. 

The big pros are the strong job market (lots of major employers), good population growth, and still-reasonable entry prices.

While there are certain features that are cleaner and modern, the majority of the system is not ready and there does not appear to be any updates coming down from development.  

That being said, the vast majority of mortgage products available (primarily DSCR) to LLCs are still going to consider your personal credit in the underwriting process.

But then again a large swath of syndicators that jumped in when they did have had major struggles to full blown liquidation and 100% capital loss's..

The vast majority of those people are exaggerating their successes.

When complaints were filed due to major issues raised, some states prosecuted the companies for depriving buyers of ownership rights and outright deeded the houses to buyers (regardless of breach of contract and default on loans), with huge restitutions to be paid to state and end buyers.

In all major cities, especially ones with a higher crime index, unless you study the market and know it, I would never rely on someone else to choose a block.
