I renovated the home while 3 of my friends lived with me and paid my mortgage.

I was able to fund a brrrr deal using 0% interest rate business credit cards ($95k across different cards), I didn't have to deal with lenders and their high interest rates or their draw request process to access renovation funds.

My accountant wants me to start doing this in the event of an audit being I’m starting larger projects and will be implementing cost segregation Thanks

Lots of older houses but there seem to be several that have the potential for cash flow and while not exactly modern on the outside, have been renovated inside. 

You can find online which larger institutions are buying in a specific area and try and reach out to them.

I’m currently working towards another rental property (duplex or larger) but I know I still need funds.

But because this is an older home that could use some renovations and the idea you may move back to Austin sooner than later, I would seriously consider keeping the home for now.
