New carpet/flooring, paint, fix-its, a new drive-way and landscaping updates, and quite a few appliances over the portfolio. 

On the other hand, if a client hires RES at the tail-end of an existing lease and knows full well that their rental property is falling apart and needs everything from paint, flooring, blinds, other repairs, landscaping, etc., we will not under any circumstances spearhead this project.

But I am getting single mothers who are wanting to rent , BUT when they realize they have to cut the grass or pay a landscape company they dont want it . 

We're planning on making quite a few updates to the property, like putting in patios for each unit, fencing, landscaping, etc.

@Benjamin SulkaThis one was mostly cosmetic: paint, carpet/floors, light fixtures, trim, landscape clean up, rodent remediation, bathroom vanities in the 1/2 baths, and some of the windows.Rehabbed one unit at the time aside from the windows.

Agree with the others that tenants are responsible for maintaining the lawn and landscaping.

Not sure how many here will be affected by this but it adds to the tougher landscape for STRs in the mountains.

You also are welcome to do your own plumbing, taxes, legal work, electrical work, landscaping, etc. 

I would network with local investors to gauge their utility bills, pool maintenance, landscaping, cleaning costs...

They're anticipating the entire landscape being changed by Micron over the next few years, which is cause for plenty of optimism and excitement.
