Gold and the gold miners have been poor performers for years now, because the market as been largely in "risk on" mode, while at the same time the Fed has been in QT mode.  

One mode of thinking is that the cheaper rentals suffer less from a downturn, since "they gotta live somewhere" and some renters from the higher end units will move down until the economy rebounds.

Or they just don't want to work in that arena, their business model is different.

Know where your business model is exposed and make plans to mitigate that risk if something should happen. 

Honestly, it's been a great property to own so far (I know the time is limited)  and the current tenants, on top of paying their own utilities, handle a lot of their own maintenance, too.As an investor I'm in full acquisition mode and looking to acquire additional properties, deal permitting, and scale up swiftly. 

Most seasoned investors have assigned a contract a time or two even if it was not their business model. I

So, at the time I posted originally I may have sought to move from Hamilton, but now I just want to expand (smartly).The long distance model is super attractive to me (building a team I can rely on), so I'm implementing it here in Hamilton and scanning nearby markets for opportunities.

They are in the wait-and-see mode.
