Never would want to approach a forum creation topic in this way.Approaching it that way can imply that someone will manipulate anything at any cost without thinking of repercussions to get the desired result.That usually does not instill confidence from other investors who might want to cultivate a relationship or look to invest in a person or a group in the future.

Thanks. it's simple risk/rewardfor both the GP side and the LP sidea lot of LPs might be turned off by the split, yet others are attracted to the potential IRRand the OP has to make his money off of the deal since he is putting more work into the deal neither side is forced to do 80/20, 70/30 or 30/70it depends on the GP and LP and the education/trust that the GP instills

I think people underestimate DRIVE.In martial arts we get some people who come in to train with us.When starting out some have natural ability and excel at a faster pace.They also get the big head and become lazy.Eventually they lose drive and quit and go to something new again to stroke their ego.Drive can outlast lazy talent in my opinion any day of the week.Tebow may simply not have found his complete rhythm and confidence yet to let loose.Having drive and discipline instills consistency.Sure you have to have some talent but it's not everything.

Depending on your market and ease of instillation, run the numbers as both coin-op in the basement or individual hook-ups (assumes you'll get more rent).Your CoC ROI is pretty bad at 5% (after reno).
