The most successful people that I have heard on podcasts and met in real estate know that it is all about getting a single here and there and then going to get a homerun while doing those singles.

I think that areas on the outskirts of desirable cities where many people are moving (ie: Charleston) have great long term potential, as eventually people start to rent right outside the downtown area when prices rise. 

I don't recommend throwing the baby out with the bath water, and definitely make sure you understand the nature of the Mentor you choose.BP is a great resource to meet some amazing people. 

What I love most about this is opening up people's minds to out of the box options.

Focusing on connecting with as many people as possible and looking at plenty of deals.

just staying totally away from politics, state laws, etc. for a second - just forget that, as that is not my point and that is not why i'm bringing it up - BLUF: Texas is building houses for people to live in, and CT isn't.

I'm certain there are good strategies people are employing.  

Im a licensed Real Estate Agent, looking for advice and to just network with people.  

Surrounding yourself with a team brings some risk, but the risk is on your ability to judge people and processes.
