Do you make any decisions as to the value-proposition offered the tenant.

BEST DECISION I EVER DID WAS MAKE MY WIFE MY BUSINESS PARTNER THIS YEAR FELT LIKE NEW BEGINNINGS LEAVING A OLD PARTNERSHIP AND STARTING A NEW ONE LITTLE  DID WE KNOW THIS FLIP WOULD BE THE WORSE THING WE DID THIS YEAR TALK ABOUT A HOUSE THAT WOULDN'T STOP SPITTING OUT PROBLEMS FROM SQUATTERS BREAKING IN , FROM THE CITY CONSTANTLY GIVING VIOLATIONS, WE EVENTUALLY TOOK A LOSS OVER 50K OUCH!!  

What they don't get is I have those because I made a decision to put my money towards those and didn't do X, Y and Z that they did (eg a fancy vacation every year).

EVERYONE makes decisions based on rules of thumb!

Just trying to get as educated as possible before making any decisions, and setting up my asset protection accordingly. 

I think that is an incorrect statement.

However, I always have to ask myself what decision do I make today if I am evaluating the consequences 2-5 years from now.

If your place is cheaper but I have to worry about utilities that I even have to set up that could be as high as $1000 a month, that definitely factors into my decision.
