Pretty much everywhere (at least around here) the process goes something like this: inspectors and permit people need to justify their jobs, so they make the process more difficult than it already is, with added BS that doesn't pass muster with any standard like the IBC or NFPA, the City Council says "Well, they're the experts" and acquiesce, eventually enough contractors start screaming at council members, who direct staff to make changes, who make the 10 page permit process a 9 page process and call it a successful reform 🙄 .

If you have been around for decades and saw the cycles you know what to look for in an investment.There are also syndicators that their God is money at all costs and they have big teams to feed so when their asset class dries up for deals they go putting together other asset class deals hoping who they partnered with will save the day because they need those going in fees to keep paying staff and living their lifestyle.My deals the pref is not super high for core plus but these are typically investment grade credit tenants with long term leases.

It's a budget friendly option to some of the other services, and they have engineers on staff + audit defense, but the more expensive cost seg companies ($1500-2500) will actually do walkthroughs of your property via Facetime to more granularly estimate components of your structure.

The best parks have active staff out there every day dealing with trash, lawns, pools, etc.
