So, as a borrower, you are, in a sense, immune from prosecution.PML’s are unfamiliar with loan servicing and foreclosure regulations, thus allowing borrower months or years before realizing and consequences.I’m sure there are other advantages to the REI but that’s all I can think of right now.

So end of the day if you are a sponsor and you think the disclosure language is going to keep you immune well that is very wishful thinking and not reality from my point of view and real world experience.And if your an investor the SPONSOR is the key.. you need a very strong and cashed up sponsor who can keep things going without investor cash calls.

You would required insurance binder on thier dog,  proper verification of immunization. and dog must be leashed if outside and in owner control at all time.But as soon as thier lease is up the dog must leave or they all can leave.

If anyone who buys the home has a weakened immune system or respiratory disease, they could react badly to the residual nasties.If it's isolated to the garage and didn't get into the home, completely gut that area down to the studs and seal it with a high quality sealer.

I would definitely use the higher estimate to negotiate with, as well, but if it comes down to you having to cover some or all of the cost, then at least you should have 2-3 estimates to determine how economically and proficiently it can be done.Foundation issues can be very scary, and I have had a handful of buyers walk away from a deal because of it; but I've had more continue on because they know it is a crap shoot trying to find any property that is immune from this issue in Houston.
