If I was the originator on this loan (loan officer, lender, or whatever title is used), I would have made this restriction very clear to my borrower if they had explained that they wanted to eventually use the property as a rental.

Depending on property titling one partner can get the conventional financing and the other can make a gift or use their assets for the remainder.  

I'm ordering title searches and am trying to avoid having to pay for more title searches than needed.

A Starbucks building in a suburban nice area in California is going to go for a 5% cap rate, and in Kentucky an otherwise identical building with a NNN Starbucks tenant is at a 6% cap rate.

In my experience all liens and rights for ownership and tenancy do not run with the title once the sale and transfer of deed to you is made. 

I had the same thought with identical listings — it could confuse travelers unless I list them one at a time or on different sites.The breaker box is on the outside of the house so it’s accessible.

Because I’m unable to obtain an insured title for two years, I did not plan to invest in this property until then for risk of losing my investment.
