When you go to enter the deposit, click on the Split Transaction icon right there where you're doing the entry.On line 1, enter the full amount of the Security Deposit as a positive.On line 2, enter the amount of their fee as a negative to Property Management Expense (or whatever you're calling it).  

On the top of your "Post a Reply" box, click the third icon from the right.  

You might also ask around, one of your friends, fellow church/synagogue/mosque/whatever attendees, or other acquaintances might know of some good contractors, or even a good handyman who will do the work if you provide the material.  

I knew it was STL the second I saw the front of the building - so iconic!

I could then use a different icon for properties I am interested in buying to do comps on what to expect for rent.
