If you didn't do soils testing when you purchased lots, now would be a good time to understand any other hidden costs.

Of course it’s not as simple as it appears.....lots of hidden costs, taxes, insurance, preservation, etc. and much depends on the jurisdiction as to length of foreclosure process. 

What I have currently is decent but that company has lot of hidden charges esp on maintenance requests even after taking 15%.

Other hidden costs you need to consider when evaluating HM lenders:-Applications Fees-Administrative Fees,-Commitment Fees-Underwriting Fees-Origination Fees-Loan Servicing-Rehab Draw Fees-Inspection Fees-Interest paid on undrawn rehab budget?

I believe in cash flow at COE now to sustain the rental business, but build/grow wealth through it's equity, realized, NOT HIDDEN in the asset.

I found there was loans taken out using a 3rd party that was disguised or hidden on their taxes.

There are always those gems though and I'm on the lookout for one! 

Sounds like they didn't set proper expectations with the seller, didn't uncover all hidden objections, or didn't have a solid contract in the first place.

And yes Property Radar is an Awesome tool I think one of the most robust in the market place.. we have found a few gems with it as well here in UBER competitive Oregon.. and I am talking low 6 figure profits on one deal that we beat everyone to because of Property Radar.   

But I am looking forward to finding that gem and start building out my portfolio.
