If you’re hiring a PM long-distance, you’ve gotta vet them hard upfront or you’ll regret it later.

At the end of the day, it's hard to judge someone else if you do not know what it takes to do a given task. 

@Craig Holland Land is often sold with owner financing, in part because buyers have a hard time financing it, and in part because buyers often only need a short time before they can build on the land and refinance out of the seller loan.

I think you'll be hard pressed to get an ARV of $140k IMO...I'd expect something around $115k or lower.

Take a hard look at your time management.

I use a hard money lender to pay $126,000 for the purchase and the money partner's money for the rest of the down payment.

They could hardly answer any questions and the ones they did answer just seemed a bit off and lacking.

The plan was to refinance when rates dropped to improve cashflow, we just had to get out of our hard money loans at the time.
