Let me try to explain my view cause it may be a little different than the hardcore capitalists. 

We are also blessed with overt hard core drug use, people shooting up in broad daylight and paraphernalia left in the streets even among million dollar homes and of course we have our nationally known homelessness problem.  

Finding hardcore drugs to be the problem is mind boggling, and  totally unexpected.  

Sorry to tell you, but we're hardcore hands on Investors and that means if we can't control the deal all the way, we're just not doing it and that includes J.V.s. which we do a lot of.  

Safe Act (Secure and Fair Enforcement for Mortgage Licensing Act) is more of a bridge to existing regulation such as RESPA and Regulation Z than any sort of hard core rules to abide by.

Appreciation, tax advantages, longterm strategy, leveraging, etc... those factors are what I think separate the hobbyist from the hardcore.
