Full gut and remodel with high end fixtures and finishes.

Recently acquired a single family property through a death in the family. 2000sqft property needs a full gut and plans to turn into a 2 family.

It's a total gut job (hoping to start my brrrr journey here).

***Update Here***Should I keep Or Sale Gut Flip in B- area.If I sale my new flip best I’ll get is 30k after 9 months.If I keep as a Long term rental I’ll have to convert the garage into a 1 bed cottage at an additional cost of $35k leaving a total of $107k left in this deal after 70% refi and closing cost.

My rules of thumb have been:- $650/unit for 2000s or newer and $250 for cap ex- $750/unit for 1980s-2000s and $275 for cap ex- $850/unit for 1960s-1980s and $300 for cap exThere is definitely some nuance here, but let's assume these properties have had "cosmetic updates" throughout, but have never been full guts.

Does anyone know what’s the average cost for cosmetic/ full gut rehab in Seattle Washington per sqft.

I have seen too many first-time investors try to gut and rehab a house and find themselves underwater on the deal. 

TravisIf I'm GC'ing the project and paying subs, I usually pencil $50/sf for cosmetic rehab, $75/sf for medium rehab and $100/sf for full gut as a starting point.
