We have our Guide Book on the counter in the kitchen.People like to have something to look through, plus other guests leave flyers from places where they ate etc. with notes like, "Great food" etc. written on them. 

I really think a newbie can take your instruction guide above (and one posted by @Frank Wolter recently) and achieve success.

If history is any guide, it won't happen and it is in nobody's interest (including the cartels).

Everyone's obsessed with "off market deals" but a realtor who knows their stuff will be your true guide in the market.Secondly, I recommend asking those folks for good lenders, and also finding and connecting with other investors in the market (who have nothing to sell you).
