@Sam Grooms it's not as simple as certain clauses to include, I would hire an attorney.

So far, I've been lenient and made them do the paperwork ASAP, reminding them that I don't have to accept their pet and their lease says, blahblahblah...Anyhow, Robinson's application asks about shots, grooming, etc, and the Agreement spells out that the tenant will get dog-bite insurance and give me a copy.

I just don't want to sit through 3 days of grooming trying to get me to purchase a $20000 mentor course. which I would never EVER consider 

Also I noticed that the 10%, each was usually doing things a bit different from others, or more accurately said in their own way using some different software, little different approaches, but the 1 universal constant was there systematic and organized approach, and a focus on the long game such as database building and grooming.

Judging by the fact that they were VHS tapes and looking at the grooming (or lack thereof), I figured they were from the 80's.
