If I factor in additional $5,000 in upgrades it still hits a 30%+ CoC return....It certainly is not a grand slam, but for the extremely low barrier of entry, it seems like a solid base hit.

Based on thepresumed percentages - I'd be liable for cap gains on $49K plus 43.5% of the total depreciation on the 30673 or 13342.75 @ 25% which is 3335.69, or a total of 7350 (@15%) plus $3335.69 or grand total of $10686 taxes.I need to keep reading this over to better understand it.
