I wouldn't necessarily put a lot of efforts into improving/building/spending in hopes of staying booked solid, but it is a nice 'side hustle' for a pretty piece of land to bring in some extra income while it sits.

I am willing to give up control to benefit from the experience and efforts of a good operator that I trust when I have the capital to deploy.The main reason for this has to do with time.

Most everyone that you've described or hope to reach is either an investor, an already learned and savvy buyer/seller, or a cheapskate, and that just doesn't fit the prototype of what the vast number of buyers and sellers are - ordinary people who just want a fair price on a house and to get in and out safely without having to learn the RE industry themselves or spend a lot of effort on the process.

So my take away from your points are:- Invest in a growth/appreciation market (that still cash flows)- Consistent cash flow from real estate is not dependable/suggested and will require significant effort.
