This is my smallest property but the biggest PIA to get lending on since I can't shop it to Fannie/Freddie and competitors.

It’s always good to shop around or even negotiate a flat fee if you plan on doing multiple deals. 

I don't think a gift card is necessary at this point, but if you can exchange addresses and phone numbers that would be great.Think like a neighbor....they are going to be worried about parties, noise, trash, etc.

Not a goal that'll be soon but would like to gift them a home that they can live in and enjoy.  

Usually that just slows them down to train you and watch over you.Find out what someone likes, call it a gift, show you'll do anything to learn.

If you’re nervous, dig into local investor clubs.. from what I’ve heard, even in London you’ll find groups meeting over coffee, talking shop, and sharing leads.

Shopping around, I also spoke with a second lender.

:)  Really though, I'm gifted and complexity is my middle name.

Not that these aren't needed but you can shop around.

Find an Insurance Broker that can shop the market.
