It takes time and patience, success and sometimes failure, to gain 'experience' at anything you choose to do.  

What I do gain is being able to place tenants much faster than my competitors who simply follow a mold. 

My personal experience after 40 + years in the real estate industry is that “wholesaling” is a very INEFFICIENT AND INEFFECTIVE way to gain knowledge and experience relative to real estate.

The higher credit, higher income, gainfully employed S8 tenants are choosy about where they live and do not want to live in a bad, high crime area.By buying in an area that appeals to high quality S8 tenants, the arbitrage that you might see between S8 being higher than market might disappear.So that being said, it’s more important to lead by location than strategy.Happy to talk further if you like.  

Start with one property to gain confidence before scaling.

Many of them use RE crowdfunding platforms to gain more exposure.  

A deal killer has nothing to gain from telling you it's a bad deal.

@Kyle Cross, correct me if I'm wrong, but I think maybe what you're getting at is potentially pitching to your parents that you would like to take a shot at personally managing the units to gain experience and some form of compensation.

If I end up foreclosing the property, I will gain $200K equity (in my example, the amount will vary with each TD).
