I have heard several horror stories and wonder if there is any certain strategies that any of you all have installed that have been beneficial in making your deals come to fruition. 

Nick presents an extremely biased representation of data that spells doom n gloom since sept of 2020, almost 3 years in the making i am still waiting for the doom n gloom to come to fruition.

That sounds off but I have dealt with this issue in CA since the ADU laws came to fruition. 

It might not pay off today, might not pay off in 12 months, but something may come to fruition in 5 years.

Heres hoping the lock down quarantine doesn't come to fruition (unless of course it's the safest thing..then we gotta do what we gotta do!).

Alot of things in today's world were derived from some past idea that was executed and brought into fruition from someone else at a later time.

First, we are not canceling the conference :) We've planned (and re-planned, and re-planned again, and re-planned one more time...) this event for so long, we're just as ready as everyone else to see it come to fruition!

regardless, even by your own data, housing did NOT beat risk free treasuries or inflation in the last 12 months, which was the whole premise last year that “we are finally at a point where you won’t lose out by waiting on a home purchase” and that has come to fruition (first time in over a decade where it has been true) momentum has shifted and the longer rates stay high the lower and lower demand goes (I agree supply is at record lows, but demand is ridiculously low - running out of people that can accord at these price levels/rates). 

We were old school back then before all the websites came to fruition, so visiting the town in person was a great starting point for researching.
