I did it for about 3 years and had a lot of fun, made enough to pay my bills, made some amazing client friendships that changed my life, but at the end of the day I was making a lot more money in technology (that was my career prior to real estate). 

This isn't about friendship, this is business.

Couldn't stop smiling with all the stories and new friendships made. 

Most importantly, it is my window to some of the best friendships I have ever had.

Of course hoping for mentor guidance, but even more so friendships, partnership and networking.

My realtor is my grade school buddy. 30+ years of friendship.  

Very good friend of mine, I keep him well protected.I've loaned money out and not gotten paid back and it did affect the friendship, but it was like $15k on a handshake, not $200k secured by real estate.  

My friendships are way more important to me than the learning (aka mistakes) I will have on my first deal.
