You can request counties to send you property records under the FOIA and they will usually do so for a small fee, but the data is really huge (several hundred MBs) and messy (one large CSV with no formatting).

Getting started sooner rather than later would also be nice but location is now my main concern,  I am going to try and go to a meet in San Antonio as soon as possible to get some FaceTime with real investors.Side note my post above looks completely awful i tried to put it back to formatted but ended up just reposting the whole thing,  I will never post from mobile again.

From what I have read, banks would not loan to new LLC's without proof of income.Furthermore, I have inquired for a lawyer's assistance with LLC formation and he quoted me $2000 to $2,500 for professional fees.

I have bought well over 100 props without title insurance. although out your way i would not buy without   in our west coast markets title tends to be easier to track as its digital in format.
