I have done a formal inspection with the lease but I give the tenant a checklist to fill out with the least when they move in so they can document anything that is broken or needs repair.

If you aim too high with your pricing and the place isn’t renting out, be ready to adjust quickly to fill the spot.

Just to reiterate what everyone else has said, anyone 18+ needs to fill out a separate application and be screened. 

I have had crane trucks blocking traffics to lift roof joists, work vans filling the street, etc.

do your guests fill it out and sign it or do you pre-populate it for them?
