I have seen too many partnerships go bad (almost all, just a matter when), that's why in 15 years I have never partnered.

It's likely a scam anytime they sound like AI or the grammar is weird or they use the word "kindly", if they ask for you to respond to them off-platform, if they say their employer will pay for it, if they ask if the dates they've specified are still open (when they can clearly see they are open on your calendar), if they ask for a video of your property (they probably want to set up a duplicate listing with your photos and video and scam others out of money), or if they want a long term booking and they have just joined the platform and have no reviews (could have been evicted from somewhere else, and hope a newbie will let them in with no background check, they'll end up not paying or credit card is bad).  

The issue I see is that market has historical appreciation below average (not bad, but slightly poor).  

Anybody who says this is a good or bad idea without any more information isn't doing you any good.

They pay rent before the due date, clean the property after every client, and if something breaks they usually repair it before I'm aware because their clients will give them bad ratings.

We feel bad that he did it for free, and he deserves to be paid for his time/effort, but if we pay him, now we have to go back to our tenant several months after the door was fixed and say “actually, we got charged after all, so now we need to pass that cost along to you”.

When you have multiple responsible adults sharing a house, if one "bad egg" slips in then you have the others renters to kick them out or report them. 

It's in a C+ area which isn't bad at all.

It takes some time and effort to get a license but it's not too bad.
