With nearby Argonne and Fermi National Laboratories, Chicago is set to become a global leader in quantum research.

It has been great appreciation, but dont think the rental prices are as great as you could get nearby.

It will increase the value even to investors, you just may have longer days on market when you want to offload because fewer buyers will have access to a loan like that. 

I am eyeing an abandoned/vacant property nearby.

As a listing agent, I explain to seller that an inspection can be more protection for them, anyway, because 1) buyer waives right to repair anything discovered in the inspection if not negotiated during inspection period, so fewer surprises at final Walk Through, and 2) buyer less likely to succeed in blaming seller later for something even their own professional didn’t find (unless seller was really hiding it).

Be competitive in what you list your property for rent for if you want to get it filled quicker (about 10% below market rent or whatever else is up for rent nearby but you still also need to make sure the unit looks good/relatively updated when comparing to the others for rent - I look at what is on Zillow. 

Appraisals can certainly be a mess, especially on properties without similar properties nearby.

Meaning, since there is a school near by, yearly school bill is about $1,700, then we have the property tax and the Kennesaw tax.

That doesn't mean it just transfers right over to another property.The tenant's income may have changed or possibly more or fewer family members move along.
