I really see Columbus Ohio as an extremely safe bet for the next 10-20 years.

It is extremely odd the previous companies did not ask for that if they are collecting rent for you and issuing you disbursements.  

DSCRs will have slightly higher rates and they also carry prepayment penalties, which kick in if you sell OR refinance the property within x number of years; 3-5 years is common.
