This market is huge.My only advise would be always searching for deals and running the number using the calculators the BP has.

First, congratulations it sounds like your first deal is going well and is hitting your targets for cash flow, renovation timing, and hopefully budget. 

For your first deal I would suggest a cosmetic rehab to mitigate your risk.

Also, Pace does a TON of deals...there is likely someone who isn't happy. 

I agree with Patricia, if you are looking for a great location, don't let the price be the deal breaker. 

Trust and reputation builds and deals just flow from that...
