In hindsight I can see all the mistakes I made but...pura vida.I do my proformas and try to calculate returns but I don't measure the value of investments purely on these terms like some others who've responded to you.

Mobile homes are treated differently depending on if it has had "elimination of title" or not.

A deterrent for others to make the same mistake.

Heck, you could possibly JV with one of em during those early months/years of getting going to best mitigate the unknown mistakes, experience leveraging. 

BIG mistake on my part.

I made tons of mistakes on my second house hack and I still came out ahead.

In my case I sold off appreciated properties in a location I deemed as having limited future upside, and used the proceeds to eliminate all debt on the better located prime properties I wanted to keep long term.

One of the most common mistakes beginners make is jumping into large rehab projects without having a solid team or boots on the ground.

I've made that mistake in the past and agree that it's not typically a tactful strategy.
