Edit: Since there are a few people here with the same goal, I thought I might share some of my learnings from the year I spent researching how to accomplish this myself. 

I took the city's standard lease and edited out everything related to people living in the unit, added a clause stating it may not be used as a domicile etc...I can send you what I edited. 

Edit - it is supposed to close tomorrow, so I may be late on filing a memo of contract.

I would use as many of the actual numbers from the property that you can find, but beware that some numbers may be missing or edited to make them look better, so you should have a rough percentage that you use for your calculations.  

edit to add: Had we not terminated the lease already, there would be no question.

When I finish editing my profile, there is no save button, so all of my time making corrections is wasted.

Edit - looked at your profile - you renting that triplex to SS students?
