I reported this to Justin and he tried to play off the issue as if I "wasn't following the process that he teaches" but trust me, I gave him a piece of my mind on that response.

If you could provide 1 piece of advise to a newcomer, what advise would you offer? 

So depending on your experience, if you are bringing a piece of land and some plans, I the outside investor would want likely between 80-90% of the equity if I am providing all the funds for closing, the experience, and the reserves, just to be honest on something like this.

We are still using all the pieces we bought from those sites to this day.

He’s nurtured and created a group that calls and closes deals, just does the paperwork for deals, is only looking for Fix/Flip deals, leverages those that are just great at connecting these pieces together.

I can only really speak for Tampa but if you buy a unique and/or amenity rich property in the right part of town and do all of the management pieces right you can and likely will be successful. 

You don't look through your mail hoping someone sent you a DMM piece on how to solve your problem.

Take a project--maybe one you don't even own yet--get pricing on a piece of paper/or text. 

If this was a million dollar piece of land, thats an issue.
