You might want to check if the SS money is disability and ask how long they have had the disability and how long it is expected to continue and when was the last time SS reviewed their qualifications.

The VA loan is powerful - no money down and no PMI - can be split across properties - caps out in the Springs around 495k I'm sure California is higher - there is a funding fee that increases up to your third time using the loan but in my opinion it's still a better deal because your interest rates are typically .15 -.50 lower so you make up the money in the longer run - If you are a disabled vet more than 10% your funding fee gets waved.

If you own fewer than four rentals and you don’t use a broker or agent to rent your property you don’t have to adhere to the fair housing act.You aren’t  required to modify the property at your expense to accommodate the disabled Tenant.

If I can jump through all the hoops.. my debt to income ratio is on my side, its very low. income tax season is here, so that will help me out. one issue is; my work has been slow the past couple months, only working 2-3 days a week. but we are finally picking up and should be busy for a while, my YTD income/income over the past 2 years has not been very good due to having 4 surgeries(work out injuries).... although I was collecting short term disability all 10 months off work. hopefully the bank see's how much money I make a week now and everything works out, wish me luck BP FAMILY :)

@Nick if you are self-employed and couldn't make your payments (not just on your real-estate, but on other debt and bills) for a few years without your income, I'd get short-term and long-term disability insurance in place for you and any other breadwinner if you don't have them, they are expensive, but will protect your assets and lifestyle for your family in the event that something happens, regardless of a downturn.
