But, here are some quick examples:AZ - 4 plex in Casa Grande for $160k with $2400/mo gross - that's 1.5%AZ - unoccupied 4 plex in Globe for $100k that needs $10k in improvement with a rent potential of $2000/mo gross - that's less than 1% (if you can even rent it out)AZ - PHX metro area in general was even less encouraging.

Elm Thicket is pretty hot....cheap neighborhood next to super expensive neighborhoods and good demand drivers from Medical Center area nearby.You're right about some of the other areas....West Dallas West of Trinity Groves is probably ripe...I'd say all the way from downtown to loop 12.Casa View is probably ripe or anywhere along Garland Ave along White Rock Lake.Bishop Arts area has been talked about for years.There seems to be some activity on East side of 35 at about Jefferson/Davis in south Dallas.I would also take a look at the Cedars area south of downtown....lots of big smart money there....Mark Cuban, Jim Lake, Jack Mathews, Mike Hoque.You might also look at train/rail stops in better locations.

Getting cash flow back to zero isn't necessarily a bad thing if you can pull enough cash out, I know it feels like you are going backwards, but if you pull out 5-10 years worth of cash flow and use 75% of it to buy another property that will also break even (you can find this by putting 30% down in the fringe areas like Casa Grande or Florence) and you save 25% for additional reserves since you will have less cash flow you could grow much faster by doing this.
