Please make sure you have all the correct disclosures and everyone knows what's going on so you do not get in trouble or anyone else.  

Also, $200,000 of one of my investments has never shown up on the K-1, and no one answers my emails or phone calls to correct it. 

I believe this is correct, but only limiting to 4 total.

If you think like those gurus or think like those gurus, then you can kick rocks pretty much.Also put aside some money for appraisals, because if you don't do anything correct with a multitude of professionals, you can get sued.Plus these gurus who promise to jv on deals will screw you over.These gurus are pathological liars that need someone to publicly expose them face to face! 

I am admittedly a newb in the process of getting all of this set up for my first rental (so correct me if I'm wrong) as well but I have some IL-specific perspective to offer: From what I have read, as of 1 Jan 2024 in IL, landlords cannot exclusively accept EFT payment of rents (includes Venmo, Zelle, etc.) for leases starting on or after that date.

You should have an opt-out of the contract too, so if there is anything that you are not being represented correctly on you can opt-out of it as well.
