Recently a unit owner noticed no one was parking in a space and it was discovered that this one space was never designated or conveyed in the declaration etc, and no deed for any unit in the building lists this parking spot. 

To do that you need to learn real estate, deeds, conveyances, installment sales as well as management aspects and maintenance.

I would be wary about conveying your desperation to tenant applicants when they come.

So by now my confidence is going up for some reason but just as i get ready to place the card on the door, some dude opens the door and said something that my mind did not register because i started to think about 15 negative scenario at once but somehow i came back after a few milliseconds, I commenced to stuttering and fumbling a few word, that to him must have been funny but i think i got out of my month what i was trying to convey because he told me no thanks we already sold the house, so i replied, well thanks for your time.

Nothing wrong with the content because we can clearly read that you are experienced...just think you could convey your thoughts a little more appropriate rather than coming off as demeaning.  

I mean, really, if you can figure out your "why" and convey that to someone, they usually tend to understand.

They convey with the property and you must abide by them until they expire.

I should perhaps clarify... these prices are just to convey a point.  

I understand if we win they will convey with a special warranty deed.

If the seller is guaranteeing free and clear marketable (insurable) title then you should get your earnest money back if they cannot convey that.
