MLS listings are pretty useless given the complete lack of a consolidated MLS in the NYC area and the fact that many properties (100% of the ones I've purchased) are never actually listed by any brokers.

@Malcolm Cason, What you're referring to is a "consolidation exchange". 

It is consolidated by your accountant who uses that documentation to file the form 8824 with your annual tax filing.

We have cleaned out the three (3) outbuildings and consolidated storage into the upper garage.

Maybe after using 3-5 lenders you begin to consolidate.
