Some of the newer ones seem to take forever (45-60 min) to run compared to the older ones.

Taxes are half the cost compared to CA and insurance is lower if not by the water.

I'd really vet the developer, their past projects, talk to prior partners (GP & LP) to see how prior development deals worked out and how the communication was, etc.

Your new ARV(after repair value) should be supported by an adequate amount of comparable sales in the area(duplex's).

have looked into Batchleads as well but quality of data looks comparable  Check out traceestate.com $0.08 per individual and $0.15 per LLC.

The reason to have comparables is if you are representing someone or perhaps purchasing a house for yourself to live in.

You want to focus on areas where you have a competitive advantage (you have lived there or you have family and friends there) and then compare those areas against widespread list of great areas to invest.Good luck!
