I can have my clients give me feed back if you want to send me the address via PMAlso I got stuck with a few props there when my first balt client imploded ( of course i was in them at wholesale levels) but I exited with ASHLAND auctions and we recouped generally speaking.Also Section 8 there pays a very large amount compared to most markets if your forced to keep it I would go that route you can get 1600  to 2k on section 8.

And not to mention no stock matches the dividend rate one can get in real estate with such low risk/volatility. 20yrs ownership, oh-yeah, cash-flow on renting it would be HUGE now so it's easily comparable to a 20%+ monthly dividend, if not more.

Not sure what the process is like there but compared to NY, it is a faster process.We just toured an occupied 4-family in NY today with a client and the eviction process for those tenants commenced not long ago (within the last couple of weeks).

Financial Freedom Network I laughed at -- after reading the agreement, no comparable value for that monthly price -- 3 or so years ago, if value has changed now, my time-based disclaimer is as aforementioned -- and Legrand would do well to disconnect FFN from his name, as I believe FFN is now out-sourced, whatever.I empathize with you , Joe and the other responders, but when I read Legrand’s, and most of the other guru’s, contracts prior to trying a teaser product, it clearly stated in the agreement that if customer did not want the upgrade service for which the teaser/free product, free video, whatever, was being given away, then customer must cancel within the stated period of time, which almost always range from 30 to 90 days [60 days is becoming more common, as more folks forget to cancel]So long as terms to cancel are clearly stated prior to contracting, I don’t find it unethical, -- and real estate gurus have merely adapted a teaser or rebate marketing technique used in most every industry -- recently even Chrysler cars [try our minivan for 60 days!

So in order to really compare apples to apples it is more complicated than just the commission portion of the transaction costs.

Or, you can try moving out to Morgan Hill or Gilroy, where home prices are more affordable compared to San Jose.
