Hey Peter, thanks for the comment and the insight and you are absolutely correct about knowing what sells in your market, I see this happen with a lot of fix and flip projects that are just in the wrong areas, the investor gets the house for a good price however spends too much on repairs and adds a lot of luxury thinking that it will push the ARV significantly higher than the average in the area.

Hi Leah, I don't agree with the comments about wholesalers I've helped a lot of people struggling to get out of their properties, especially when realtors are asking them to do repairs they don't want to or can't do.

There's bulk packs in our owner's closet that the cleaners can use to refresh supplies with or we just do a walmart.com order to resupply.We have gotten a number of positive comments in reviews on the pantry staples.

Custom cabinets with soft close on every drawer and for whatever reason buyers really like to see dove tail joints one of the first things they comment on when they open the drawers.

I appreciate the comments, those were good things to expand on.In my on-market business, we deal with crazy reviewers all the time on Zillow or Google and on Zillow, if they were a client, you have to eat it and respond.
