You have to put yourself out there and get out of your comfort zone. 

Interest is 18%.for a total of 30.5k in debt.current financial status:1k emergency fund.1k in reserves outside of that.6 month plan:I'm going to japan in march with my sister so i'm currently reserving my money to do cool things in japan as it was my personal incentive to get my *** into gear and get my life together.after that trip i'm planning to tackle my debt in order of highest interest rate to lowest interest rate.I believe i can comfortable put 2500 a month into my finances. so i expect to be able to be debt free roughly a year from march.After that: im planning on parking my money into the smp 500 to help it grow until i have enough money for a downpayment on a duplex to a quadplex and doing the houshacking strategy yall talk about.

@MikeLambert thanks for all the insight on Tulum I love the town and would like to purchase A condo For myself don’t care if it doesn’t make much money  but obviously would like a great location I am a dual citizen and want own property in MexicoI probably won’t stay there much if at all I just love to buy real estate one of my addictions 😂Searched online There are so many developments from $100k - $200k would be my comfort level if any of you guys have recommendations on location would appreciate it

The key question here is whether you’re comfortable with a relatively low initial cash-out and whether the property’s long-term cash flow makes up for that.Since your goal is portfolio-building, the BRRRR method could work, but the numbers have to make sense for you.

I think it takes time for certain people to become comfortable and confident in what they're doing before real performance will show.  

I am not trying to be negative or a Karen, but being real so you can analyze all your options on what course of action you should take for your business and what risk level you are comfortable with.

I bought my first place in Oct 2022. using what I learned here I feel comfortable about where I am at.

That said, if you’re experiencing difficulties reaching them, it’s wise to pause and seek clarification until you feel comfortable.

A restaurant or café with outdoor dining could thrive in this environment (there are not so many around the area), benefiting from the steady local traffic while also enhancing the appeal of the residential units.
